Professional Marketing

The quality of your rental property's listing is going to determine how long it takes for a quality tenant to find your property. Lousy marketing can cost you months worth of rental income. 

At Tabernacle we will take quality pictures of your home, upload a complete listing to all major rental sites, respond promptly to all leads, personally meet prospective tenants at the property, and update you weekly on the amount of interest your property has received. 


Management Software

All of our owners and tenants gain access to Appfolio, the convenient property management software.

Owners are able to receive funds, check statements, and send funds.

Tenants can request maintenance, pay their rent, and communicate with the management team, all in one easily-accessible place.

In-House Maintenance

We help our owners save money on maintenance by offering an affordable alternative to contractor pricing.

Our in-house maintenance labor is billed from $33-$45 depending on the skill and experience of the maintenance technician. 

Quarterly Inspections

One of the primary functions of our maintenance department is to inspect each of our properties every three months. Doing so helps us to prevent deferred maintenance and ensure that the tenant is abiding by the terms of the lease.

Inspections are billed at the same hourly rate as maintenance, and typically only take 30-60 minutes. 

Rent Collection

We believe that if our owners do not receive rent, then we should not receive a management fee. Our 9% fee is only charged on rent that we collect and disburse on your behalf, so you don't have any extra expenses when the property is vacant or the tenant pauses their payments. 

Detailed Tenant Screening

Every applicant that contacts us is screened to ensure they meet Tabernacle Realty's tenant selection criteria. 

During our screening process, we will verify the income, rental history, credit, and criminal background of each prospective tenant before scheduling lease signing.

By keeping our application fees lower than market average, and not billing tenants any move in fees other than rent/deposits, many tenants prefer to apply to our properties over the competition.

  • Tenant Placement for Just 50% of One Month's Rent
  • Lease Renewals For Just 5% of One Month's Rent
