Labor is billed from $33-$45 depending on the skill and experience of the maintenance technician.
We believe that if our owners do not receive rent, then we should not receive a management fee. Our 9% fee is only charged on rent that we collect and disburse on your behalf, so you don't have any extra expenses when the property is vacant or the tenant pauses their payments.
One of the primary functions of our maintenance department is to inspect each of our properties every three months. Doing so helps us to prevent deferred maintenance and ensure that the tenant is abiding by the terms of the lease.
Inspections are billed at the same hourly rate as maintenance, and typically only take 30-60 minutes.
Every year, our administrative team will evaluate the market rent of your property and negotiate a lease extension with the tenants.
