Tabernacle Realty Pet Policy
Approximately 2/3 prospective tenants have at least one pet, and over half of Zillow rent listings are "pet friendly," so having a competitive pet policy is crucial to obtaining and retaining quality tenants.
Tabernacle Realty's typical pet policy is to only allow breeds of animals that are not listed on most insurance company's vicious breeds list (so no pit bulls or statistically violent breeds of dogs). For each pet that we do allow, we collect a $500 deposit up front from the tenant. This protects our owner clients from pet related damages, while at the same time being an attractive policy to responsible pet owners who have the opportunity to earn that deposit back by maintaining the property well.

A more restrictive policy will likely extend vacancy times
A less restrictive policy may cost you money on pet damages
Registered Emotional Support Animals do not fall into the pet category. We are not legally able to deny an application because of the presence of a support animal, or even collect a deposit for that animal.
